For Sale: Pasadena’s Historic Raymond Theatre

PASADENA, CA — The Raymond Theatre (formerly known as the Crown Theatre or Perkin’s Palace) is for sale.

It is located in Old Town Pasadena, two short blocks from the popular Old Town shopping, dining and entertainment district. It features 2,000 seats, main floor and balcony, two lobbies, four restrooms, a 40'x40' stage, and eight dressing rooms with flyloft and rigging.

The theater was once one of Los Angeles' top concert venues, featuring acts such as Bruce Springsteen, Fleetwood Mac, Phil Collins, Willie Nelson, Tina Turner, and others. It has a great legacy of live performances. With the right buyer, the theater can once again function as a concert or mixed-use venue.

It can be sold separately or with it’s adjoining parking lot. The parking lot comes with city-granted variances to build a 65 foot building on the parking lot. Proposed uses for the parking lot could include offices, retail, nightclub, or any type of mixed-use project.

The theater is on the National Register of Historic Places. It was built in 1921. It’s architectural style is Beaux-Arts/Georgian. It has an ornate interior including orchestra balconies and indoor fountains.

It is the only theater left of its size and stature that could provide shows to the San Gabriel Valley area. It’s been a very successful venue for 80 years.

The theater is facing redevelopment to an apartment building if not sold before May 2004. If needed, we can provide a national promoter, corporate sponsorship, and professional theater management.

The price is $3.0 million for Raymond Theatre and $1.3 for the adjoining parking lot. The theater comes with (if needed) a national promoter that can bring in over 100 dates a year, corporate sponsorship of approx. $1 million annually and the former management team. The parking lot comes with variences to build a 65 foot building (of any size) on the site. The properties can be sold separately.

Our lawsuit against the City of Pasadena for breach of CEQA law still continues. We are currently in the appellate courts. Our case will be heard in May 2004. If we can help sell the theater before that date, it will be saved!
