I went to the indoor mall at the Paseo location a couple of times in the 1980s. It was depressing. The new development is mixed condos and retail, and has done well so far.
The current business is Todd Video, so maybe the same owners. I looked at the photo on Google yesterday, and it appeared to me that this place has always been on one end of the strip mall. I think they took down the marquee and made some other changes over the years.
That should have been 1935 for the fire, then the re-opening three years later.
The Queen closed after a fire in 1938. A local paper announced the re-opening in September 1938:

Hastings is down the street to the east, about ten or twelve blocks I would guess, and has been around a while. The Paseo is relatively new.
Great to see that. The Fox looked like it was doomed a couple of years ago. I hope to get out there for an event soon.
