The AON building is now apartments (condos?).

This Forgotten Chicago link has a piece on the buildings adjacent to the Carmen Theatre building. It appears the Carmen Theatre was still standing to the right of the building mentioned in the 1927 photo. The roof line and white brick match up.

This theater was specifically used by the J.P. Seeburg Company of Chicago to demonstrate the use of one of its photoplayers for silent film accompaniment.
The office building on the site of the old Carmen Theatre was built for AON Insurance. Directly across the street is AON’s parking structure accessed by it’s own crosswalk.
Just North of that used to be a giant restaurant called the Plantation, which is now a bank.
