Located near the Mel Khwak Market and opposite the main Yangon Central Railway Station. The Excelsior Theatre opened as a live theatre. It was re-name Waziya Cinema in 1964. From 1985 to 1999 it was again used as a live theatre. After that, it screened foreign and local movies. By 2020 it is operated by the Mingalar cinemas chain. It was listed as temporarily closed in 2023. The Waziya Theatre was given a careful restoration that preserved its original architectural character while upgrading the venue to international standards. It was reopened in July 2026.
