Opened in 1912. A storefront theatre appears on the 1915 Sanborn in an old three-story brick building from 1870. The 1905 map shows dry goods & clothing in this space.
The by 1926 Dreamland Theatre closed, and the present entry dates from a 1931 remodel for a clothing store. The building is in decent shape for its age, and the storefront is now the local chamber of commerce/visitor’s center.

A 200 seat Dreamland Theatre is reported in Waverly in the 1912 Iowa State Gazetteer and Business Directory.
Capacity sounds right.
