Small Theater and/or Theater Seats for Sale? - San Francisco/Bay Area

I’m the director of a film festival in San Francisco and one of our long term goals is to purchase a theater for second-run, indie, classic, and community access screenings. We’re currently sharing space in a South of Market art gallery/multimedia gallery, but we’re looking to expand our focus.
Feel free to let me know if there are theaters for sale — or that will be for sale— in the next two years. Our focus is the San Francisco Bay Area — our area limit is San Leandro or El Cerrito (East Bay) and San Bruno (South Bay). We’d like to consider the immediate, local area.

Check out the San Francisco Neighborhood Theater Foundation at http://www.sfneighborhoodtheater.org/ . Their goal is to preserve the neighborhood theatres in San Francisco. Maybe they can assist you. I notice on their website that the Metro Theatre and Alexandria Theatre in San Francisco are for sale, but they both seem to be a lot bigger than what you are looking for.
The Metro lease is for sale for asking $4 million. Alexandria was $7million. Regal hopes for sales to redevelop the property.
