Looking for small theater…

I’m looking for a small theater all over the country to rehab and develop a theater/film community in or add to. Hoping to find something no more than $125,000.00 but will consider other properties.
This is about making a living, but also giving back to the community and working with my artistic soul.

There is already a good theatre community in the area, sadly the only historic art movie house burned to the ground several years back.
Yes, I know they rebuilt in a commercial building.

I have a theatre, built in 1929, well preserved, nestled in the Catskill mountains, located about 2.5 hrs from NYC. Although it is more than you are asking, it comes with 3 retail stores, apartment, and studio, so the rents would cover the mortgage, plus some owner financing.
