Address is 12-14 N. Main Street. It is being converted into 50 apartments with 2700 square feet of commercial space called the Scenic Salinger. Complete is expected October 2021. Marquee letters were found during recent construction per below link with photos.

The Theatre Historical Society archive has the MGM Theatre Report for the Scenic; it’s Card # 511. Address is North Main St. There is an exterior photo dated March 1941. Condition is Good. It says it was opened about 1915, and shows MGM movies. 677 seats on the main floor and 280 balcony, total 957. Competint theater is the Colonial. 1940 population 12,500.

The Scenic is listed in the 1942-43 edition of the Motion Picture Almanac as part of the Interstate Theatre Corp. of Boston. Interstate also ran the Colonial (a.k.a. State) Theatre in Rochester.
I believe Interstate Theaters out of Boston operated the Scenic for many years. in the 50's60’s & 70’s.
A Wurlitzer organ, opus 1682, was installed in this theater on 7/27/1927.
