Now that I look again that is a different Mayfair, Loews Mayfair was on Broad Street in Times Square. As in the photo listed above.
Cosmic Rays Life photo shows the marquee of the Loews Mayfair,an A.K.A.?
Checking showtimes it says it’s closed.
Don’t know if this 1944 LIFE photo is the same Mayfair listed here -

A Kilgen theater organ opus 3677 size 2/4 was installed in the Mayfair Triplex in 1998. Note: Moved from Private Residence. Originally in Rivoli Theatre, Hastings, NE.
I did a video screening here the other night. They are using the balcony as a projection booth for the original screen. Very strange looking up from there seeing the original seat still in place and chandelier too. I went into the original booth and was attacked by pigeons. The projectors are not there but everything else is still in place including tons of very old trailers and film.

Listed as a Brandt Theater in the 1976 International Motion Picture Almanac.
Very slow link indeed. I took the photo and dumped in into my shutterfly folder:

I’m not sure if this link will work or not. It seems to work the first time that I go there and not the second. The second time you use the link it results in a message about “www.photoclub.com”. The first link is directly to a photo of the Mayfair Triplex. If that doesn’t work, the second link is the website with the complete photo album and you will have to scroll down to find the photo of this theater.

Listed in the 1951 FDY with 1350 seats.
In the 1/17/91 issue of the Star Ledger, this theater is still a single screen.
Here is some information on the organ:
