You are correct Scott. It was named after the mall property and purchased by Edwards prior to opening (i.e. Mann design/build but never operated by Mann).

Also I’m fairly confident that this opened as an Edwards.

I don’t think this was a project started by Festival Enterprises, even though it was named Festival. I think the mall justh happened to have that name. Though I’ve searched newspapers high and low to identify as many Festival Enterprise locations, I’d be happy to be wrong about this.

Opened as Mann Festival 8 in 1992 much like the Festival Cinemas in Hayward Tarzana/Los Angeles Walnut Creek Larkspur Stockton San Ramon and Clovis.

@Ron Pierce - Looks like the OC Register article misidentified the location of the Nordstrom Rack store; it moved into the space at 8140 E Santa Ana Canyon Rd, formerly occupied by Stein Mart, adjacent to Target.

The Edwards is in another part of the shopping center, and as of December 2023, is still sitting abandoned and retains all of its exterior signage per Google Maps: https://maps.app.goo.gl/xKRjeLn9uF55VKrx5
