The Edwards Brea 22 is comprised of two side-by-side buildings, separated by a common street. With 3,000 seats the Eastside 12, with an Art Deco style inspired exterior design, opened on September 26, 1997.

While the first phase was celebrating its grand opening, planning had already started on the Westside Streamline Modern style with 10 screens. This second phase opened in November of 1998 with 2,200 seats. The Orange County Register said the theaters would be “mimicking Main Street theaters that might have been found in Los Angeles in the late-1930’s". The combined seating capacity was 5,200.

Regal Entertaiment Group is the current operator. The theaters are part of the Birch Street Promenade, home to restaurants, shops, and the ever-popular Improv Comedy Club. On October 24, 2019 the Regal Edwards West 10 was closed. The Regal Edwards East 12 continues to operate.

The theatres aren’t actually side by side; they are down the street from each other. Whatever the case it is an impressive sight to see.
