The Marquam Theatre was opened in 1890 as the Marquam Grand Opera House. The entrance was through the Marquam Building, an eight story office building located at 335 (today 621) Morrison Street. The Marquam Grand became the home of the Baker Stock Company, as well as Orpheum Vaudeville and motion pictures. By 1908 it was referred to as The Orpheum.

In 1912, portions of the office building failed due to faulty construction, and the rest was demolished. A new building was built on the site, but the theater remained intact on the north side of the block, adjoining Alder Street. Lobby entrances were built connecting the theater to 6th Avenue on the east and Broadway on the west.

In 1923 the theater was demolished and replaced by a two story office building.
