ISO Movie theaters or auditoriums in the Inland Empire

I am a Real Estate Agent and was commissioned by a Non-Profit (501.C.3) Community Development Organization to look for a movie theater or auditorium for sale in the following areas of California:
Inland Empire
San Bernardino County
High Dessert
Riverside County

My client does not care about the condition or if it is open, operational or not but it is preferred.
Historical Landmarks, Period restoration needs and similar projects are encouraged to post or email. Training and Seller involvement post-transaction is required. Lease to own and long term leases are also possible. Escrow to open immediately and closing to be expected within 60 to 90 days.

The purchase is done through government funds that my client have secured and needed only for the federal agencies to approve the venue and the price. Price needs to be reasonable or it will not get approved! Real Estate Broker commission at 5%. (Please do not post or email if you are not willing to pay Real Estate Commissions). Property will be listed on the MLS. Commercial Listing Agreement required.

My Client will only considered Movie Theater Business Opportunity WITH the Real Estate. Theaters on Leases will not be considered.
